We recently helped a couple based in East Sussex purchase their family home- a new build property with an EPC rating of B. The property was ideal for their growing family with three children, and we were also able to secure them a green mortgage deal. But the path to approval wasn’t straightforward. With visa status, builder incentives, and income from two different jobs in play, the case required a tailored approach especially with only a few lenders willing to consider this type of profile at a 90% loan-to-value.

Client Profile:

  • Ages: 49 and 43
  • Visa status: Lived in the UK for over 3 years at the time of application; both with more than 2 years remaining on their visas
  • Employment:
    • Applicant 1: Two jobs – one full-time overnight shift role as a care worker earning £21,566 per annum, and a second part-time job at a restaurant as a delivery rider earning £23,210 per annum
    • Applicant 2: Permanent NHS employee, earning £28,887 per annum
  • Dependents: 3 kids

Property Details

Key Challenges

  • Visa status: Only a handful of lenders are willing to consider applicants on visas when the deposit is 10% or less
  • Multiple jobs: Many lenders restrict or cap income from secondary employment, particularly where working hours are considered unsustainable. Applicant 1 was working a demanding full-time role and still covering 40+ hours at the restaurant each week.
  • Affordability: A lender was needed that would accept 100% of income from both roles to meet affordability
  • Builder incentive: 5% of the deposit came from the builder

Our Approach

We focused our search on lenders that:

  • Specialise in complex income structures and second jobs
  • Are open to visa applicants with smaller deposits
  • Allow builder incentives to form part of the deposit
  • Offer better interest rates for properties with good EPC ratings

We presented full evidence of both incomes, employer confirmations, and outlined the long-term sustainability of the applicants’ work patterns. The flexibility of shifts and the clients’ strong combined disposable income were key to the approval.

  • Mortgage was approved at 90% LTV, with builder incentive accepted as part of the deposit
  • Lender accepted 100% of income from both jobs, despite the working hours involved
  • Clients benefited from a green mortgage deal
  • The family secured a high-quality, energy-efficient home suitable for their needs
