Have you found a new build property you absolutely love but don’t know where to start?

Buying a new build—especially for the first time—might feel intimidating. This guide will help by covering the following key points:

  • Do your research
  • What’s included in the sale
  • Dealing with timelines
  • Property valuation

1. Do Your Research

Before you commit, gather as much information as possible:

  • Area check: What are the schools like? What is the crime rate?
  • House prices: How much are other houses selling for in that area?
  • Local amenities: Shops, transport, and community facilities.
  • Community feedback: Many estates have Facebook groups with members already living there—join and ask questions.
  • Planning permission: Check what might be built nearby in the future. How large is the development going to be? Will your road be a through road?

This information helps you understand both the positives and negatives before you buy.

2. What’s Included in the Sale

Not all new builds are the same, so it’s worth shopping around.

Layout and space: Make sure the developer’s design suits your needs.

Incentives from developers: These may include:

  • Contribution towards deposit
  • Stamp duty
  • Fixtures and fittings
  • Flooring
  • White goods

Upgrades: Be cautious—while upgrades may sound appealing, they might not be cost-efficient.

Fees: Understand estate management fees. Ask:

  • Is there a price cap?
  • How long do you have to pay these fees?
  • What are the terms and conditions?

Help to Buy restrictions: If using the Help to Buy loan, lenders have rules on incentives. Restrictions differ between lenders, so always speak to a mortgage expert for clarity.

3. Dealing With Timelines

New builds—especially off-plan properties—come with strict deadlines.

Developers often require exchange of contracts within 21–28 days.

The countdown starts when your solicitor receives the contract pack from the seller’s solicitor.

If you miss the deadline, you risk losing both the property and your reservation fee.

To avoid this, make sure everything is ready on your end and your solicitor is prepared to act quickly.

4. Property Valuation

New builds usually come with a premium price. This may affect resale value, especially if you don’t plan to stay long term.

Once the price is agreed, you can apply for a mortgage.

The lender will appoint a surveyor to value the property.

The valuation depends on factors such as:

  • Selling prices of nearby houses
  • Condition of the property
  • How long the property has been on the market
  • Local demand for housing

If there is a down valuation, buyers can negotiate with the estate agent to reduce the price.

5. Paying the Deposit & Completing

At the exchange of contracts, buyers must pay at least 10% of the purchase price to the seller’s solicitor.

At this stage, the buyer is legally bound to the transaction.

Before completion, ensure your solicitor takes all necessary steps to protect your deposit—especially if it is held with the developer or estate agent.
